FAQs on EMERY ESTATES House Construction

1. Where is the project located?
This is the most common question we encountered from our inquiries. This is because housing projects are more common and mainly due to the fact that this is a unique system.
The direct answer to this question is that the location will be at your lot. Provide us where you want us to build and we are ready to go.

2. I don’t have a lot.
You have actually a lot of options. You have lot-only subdivisions anywhere in Cebu and some lots called “inato-ato” might be available at your neighborhood or somewhere. You could as well ask our help in hunting lots for you.

3. Can I really save through this system?
Definitely. If you prefer this system, you’ll be amazed that you will be able to save at least 40% than buying in housing developments.

4. My lot is too small. Do you have a design for me?
Yes. All our houses could be converted into single-attached or firewall homes to fit in to tight lots or we could design a new house just for you.

5. I don’t have any idea where to get an architect, an engineer, an electrician, plumbers and laborers to do my house.
That’s the reason we are here. We have complete manpower (technical & skilled men) to provide you with the ease of mind.

6. I don’t have the time for my house construction. Planning is too tedious for me.
Our ready-to-build homes fit just perfect for you. All plans are already ready for implementation. Just Choose from our existing designs, Coordinate with us and Wait until its completion.

7. I am an OFW. I don’t have the privilege to see the jobs regularly.
Then this is the perfect system for you. In fact our clientele are mostly OFWs who don’t have the time to go here. We are letting your plans be implemented even if you are not physically here.

8. What are the advantages of the ready-to-build scheme?
There are a lot of advantages. First, it cuts off the planning stage in home building where it is very tedious. Second, everything is in the package. Everything is provided for you. All you have to do is wait.

9. I want to alter some things on your design. Can I do that?
Yes you can. We believe that it is still you who know what’s best for you.

10. I have my own design. Can you still do things for me?
Of course. We are always here to help you out. But this will add a bit time since the design is still not prepared. That’s one of the advantage of our model homes.

11. I don’t have all the money for the house. Can you help me out?
Yes. We only require 30% of the Total Contract Price to start. The rest could be paid in equal monthly payment until its completion.
If you don’t have the 70%, we could help you process for home loans. We are in partnership with major banks in Cebu.

12. If I’ pay cash, do you have something for me?
On usual home contractors what is in the contract is what will be paid no matter how you pay it. But for us, we give 5% discount on Spot Cash payments. Considering our low prices plus the discount you can get. You all have the privilege you ever want.

13. What if prices of materials will go up, should I add up money?
No. You are protected by our contract. What is stated shall be followed. Any surge of the prices of materials will be on us. That’s another difference that we have from most contractors.

14. How long will it take to build my house?
We deliver small houses in 3 months. The DeLuxe Homes will be in 6 months. For big houses, the minimum would be 8 months depending on the complexity of design, finishes and house size.

We will be delivering your house on the agreed turn-over period.

15. What if I have I’m not satisfied by your works?
When the house is completed, we will be conducting a Turn-over Inspection. In this period, we will be inspecting the house together with our checklist and it would be you or your appointed person who will personally check our works prior to the home turn-over.

16. What if along the way, some problems will occur on my house. Can you still help us out?
Another advantage on us is that we have warranties on house parts wherein repairs or replacement is covered without any charge on your side.
